HISTORY OF THUNDER RIDGE
PURCHASE AND PRELIMINARY DESIGN
The original property, which consisted of approximately 685.89 acres, was purchased in 1991. The original
property was a ranch holding but we are unsure if it actually had a name; someone locally might know.
The three partners held onto the property for several years and then in 1995 retained Reginald Owens, a
Phoenix based Land Use Planner, to analyze the site and to come up with an overall master plan.
In 1995 a plan was developed and a civil engineering firm produced a Preliminary Plat of the overall acreage.
The Preliminary Plat showed a planned development of 220 lots on 685.89, with an approved zoning of RCU-2 that
called for a minimum lot size of 2 acres. Due to the steep topography in some areas of Thunder Ridge, lots
range from the 2-acres to nearly 10 acres depending on location.
On August 19, 1996 Yavapai County approved the Preliminary Plat that showed seven phases for Thunder Ridge.
